Full Kitchen Renovation
Everything from an empty room to a finished kitchen: design and drawings, removal of the old kitchen, moving plumbing and electrics, plastering, units and worktops, splashbacks, flooring, decorating and final snagging.
Kitchen Fitting Only
You buy the kitchen — from Howdens, Wren, IKEA, Magnet or a bespoke maker — and we fit it. We check the plan against the actual room before anything is ordered, because supplier plans are drawn from your measurements, not ours.
Kitchen Refurbishment
Keep the carcasses and the layout, change the doors, worktops, handles, splashback and flooring. In a sound kitchen this costs a fraction of a full renovation and takes a fraction of the time.

Layout Changes and Knock-Throughs
Removing a wall between a kitchen and a dining room, or opening up to the garden. Where a wall is load-bearing this needs a structural engineer’s calculations and Building Regulations approval — we arrange both rather than working around them.
Appliances, Plumbing and Electrics
Sinks, taps, waste, dishwasher and washing machine connections, extractor ducting and appliance installation. Electrical work in a kitchen that involves a new circuit or a consumer unit change is notifiable under Part P of the Building Regulations, and it has to be carried out and certified by an electrician registered with a competent person scheme. We are not registered with one, so we do not do that work. We refer it to a registered electrician and programme the rest of the kitchen around them. Connecting or disconnecting a gas hob is the same: by law it must be carried out by a Gas Safe registered engineer. We are not Gas Safe registered and we do not carry out gas work ourselves. We arrange a Gas Safe registered engineer for that part of the job and programme the rest of the kitchen around them, and you are welcome to check the engineer’s registration on the Gas Safe Register before work starts.
Kitchens in North West London Houses
The housing stock around Barnet is fairly predictable, and it shapes what a kitchen job actually involves.
Victorian and Edwardian Terraces
Common through Finchley and parts of Hendon. Kitchens are usually a narrow rear addition with a side return alongside. Expect solid brick walls that need chasing rather than drilling, lath-and-plaster ceilings that rarely survive a strip-out intact, and suspended timber floors that need levelling before any hard flooring goes down. The biggest single gain in these houses is usually filling in the side return.
1930s Semi-Detached Houses
The dominant type in Mill Hill, Edgware, Burnt Oak and much of Hendon. Original kitchens are small and separated from the dining room by a stud wall, and the back door often lands awkwardly in the middle of a run. Removing that wall and re-planning around the existing services is usually the cheapest way to double the usable space.
Post-War and Modern Homes
Fewer structural surprises, but often 1970s or 1980s services that need upgrading before a new kitchen goes in — particularly the consumer unit and the number of circuits available.

- Call or message. Tell us roughly what you want and where the house is.
- Free survey. We measure the room, check the existing plumbing and electrics, and look at the floor and walls. This visit is free and there is no obligation.
- Design and written quote. You get a layout, a specification and a quote that separates labour from materials line by line, so you can see what you are paying for and swap items out.
- Programme. Before we start you get a written start date, a finish date and a schedule of which trade is on site which day.
- Build. Strip-out, first fix, plaster, units, worktop template and fit, tiling, flooring, decorating.
- Snagging and handover. We walk the kitchen with you, write down every item you are not happy with, and put them right before the final payment. Certificates and appliance paperwork are handed over at the end.

What we do set out before you commit is how each part of the job is measured and what sits inside the price, so you can see how the number is built. Frequently Asked Questions
How much does a kitchen refurbishment in Mill Hill cost?
For a typical 1930s semi in Mill Hill, a refurbishment that keeps the carcasses and changes doors, worktops, splashback and flooring costs substantially less than a full renovation with new units in the same house. It depends heavily on the units and worktop you choose, which is why we itemise materials separately.
How long does a kitchen take to fit?
A straight swap on the same layout is typically one to two weeks. Moving plumbing and electrics, replastering and new flooring pushes it to three or four. Knocking a wall through adds structural work and Building Control sign-off on top. You get a written programme with dates before we start.
Can you fit a kitchen I have already bought?
Yes. We fit kitchens from any supplier. We will check the supplier’s plan against the real room before you place the order, because remedying a mis-measured plan after delivery is expensive.
Do I need planning permission to change my kitchen?
Not for replacing a kitchen inside the existing footprint. You will need Building Regulations approval for structural work such as removing a load-bearing wall, and for a new electrical circuit. Planning permission is a separate question that only arises if you are extending or altering the outside of the house, or if the property is listed or in a conservation area.
Do you work on side return kitchen extensions?
Yes, and it is one of the most common jobs in Finchley and Hendon terraces. We can handle the extension and the kitchen as one project, which avoids the usual gap where the builder finishes and the kitchen company will not start.

Can I use my kitchen while it is being fitted?
No, not from the day the old units come out, so plan a temporary setup elsewhere before work starts. What helps most: move the kettle, microwave, toaster and fridge into another room with a socket, keep a washing-up point available such as a bathroom basin or utility sink, and clear the route between the front door and the kitchen, because everything comes in and goes out that way. The water supply to the rest of the house is normally only off for short periods while connections are made rather than for the whole job, and the same applies to the electrics. If you are also having the floor done, remember the floor goes down near the end and then has to be left alone to set, so the room is out of use slightly longer than the units alone would suggest.
Who disconnects and reconnects the gas hob?
A Gas Safe registered engineer, always. We are not Gas Safe registered and we do not carry out gas work ourselves, so a gas hob must be disconnected before the units come out and reconnected afterwards by a registered engineer. Book that in early rather than on the day, because an unbooked gas disconnection is one of the more common reasons a kitchen fit loses a day. If you are moving from gas to induction, the gas supply still has to be capped off properly by a registered engineer, and the new hob will usually need its own circuit, which is electrical work carried out by a registered electrician we arrange.
The wall behind my old units is not flat. Is that a problem?
It is normal rather than alarming, but it changes the work. Once old units come off, local walls very often turn out to be uneven. In a Victorian or Edwardian terrace the kitchen wall may be lath and plaster or old lime plaster that has blown quietly behind the units for years. In a 1930s semi you more often find patched plaster where successive kitchens have been fitted and refitted. Wall and tall units need a flat plane to hang square, and a worktop needs a straight run behind it or you get a visible gap at the splashback. Depending on how bad it is, the answer is packing and scribing, a skim coat, or hacking off and replastering, and those three cost very different amounts. This is the kind of thing that cannot be priced from photographs, which is why it is checked at the survey.
Who takes the old kitchen away, and where does the waste go?
Ask for removal and disposal to be itemised in your quote rather than assumed, because it is a real cost and it is one of the places where two quotes quietly differ. There is a local wrinkle worth planning for: a skip on the road needs a permit from the council, and Barnet, Brent and Harrow each run their own permit process with their own lead time. Many 1930s semi driveways in Mill Hill, Edgware and Hendon are too short or too narrow to take a skip on the property anyway. Where that is the case the practical options are a hippo-style bag or staged van removal, and it is far better to settle that before the strip-out than in the middle of it.
