We charge by the hour, half day or full day, and we tell you before we start how much of your list we think we can get through. If we finish early we do not invent work to fill the time.

What We Take On
Doors, Locks and Windows
Doors that stick or drop, hinges, handles, latches, draught seals, internal door hanging, lock changes and window catches. Old timber doors in Victorian and 1930s houses move with the seasons — usually the fix is planing and rehanging, not replacement.
Shelving, Mounting and Flat-Pack
Floating shelves, alcove shelving, TV wall mounts, mirrors, blinds, curtain poles, and flat-pack furniture assembly. In solid brick walls we use proper fixings for the substrate rather than whatever came in the box, which is the difference between a shelf and a repair job.
Small Plumbing Jobs
Dripping taps, washer changes, new tap fitting, waste traps, toilet flush mechanisms, silicone sealing around baths and worktops, and appliance connections. Anything larger goes to our plumbing team.
Filling, Patching and Touching Up
Filling holes, patching small areas of damaged plaster, caulking skirtings and architraves, and touching in paint. Useful before a valuation, a viewing or an end-of-tenancy check.
Outdoor and General Maintenance
Fence panels, gate hinges, gutter clearing and repair, shed repairs, hose taps, house numbers, and general odd jobs. Anything that needs access equipment or scaffolding we look at on a site visit first and quote separately.
Landlord and End-of-Tenancy Lists
We are happy to work through an inventory clerk’s snagging list in one visit. Send the list before we come and we will tell you how many hours it will realistically take.
Small Electrical Jobs
Domestic electrical work in England is split in two by Part P of the Building Regulations. Some work is notifiable, which means it has to be carried out by an electrician registered with a competent person scheme, or notified to Building Control before it starts. The rest is not notifiable, and that is the part we handle.
We are straight about which side of that line we sit on: Fix Your House is not registered with a competent person scheme, so we take on non-notifiable work only. Everything in this section falls on the non-notifiable side.
Sockets and Switches Replaced Like for Like
Swapping a cracked, scorched or worn socket outlet, light switch or ceiling rose for a new one on the same existing circuit. Same position, same circuit, no new wiring.
Light Fittings, Pendants and Chandeliers
Installing or replacing a light fitting on an existing lighting point — pendants, chandeliers, flush fittings, wall lights and replacement bathroom-safe fittings outside the zoned areas around a bath or shower.
Electrical Fault Finding
Working out why a breaker keeps tripping, why one socket is dead, or why a light flickers. Diagnosis is charged by time, because nobody honestly knows how long it takes until the fault is isolated. We agree a limit with you first, and if the answer turns out to be notifiable work, we tell you and stop there.
Repairs to an Existing Circuit
Repairing damaged accessories, loose connections and broken fittings on an existing circuit outside a special location. A special location, in England, means the space around a bath or a shower.
Faulty Components Replaced
Extractor fans, pull cords, replacement covers and faceplates, and other worn components swapped like for like.
Non-notifiable does not mean unregulated. This work still has to comply with the Building Regulations and with BS 7671, the IET Wiring Regulations, and we work to that standard.
Electrical Work We Do Not Do
This is the honest bit, and it is worth reading before you book.
The following is notifiable work under Part P. We are not registered with a competent person scheme, so we do not take it on:
- A full rewire
- Replacing a consumer unit or fuse box
- Installing a new circuit
- Any electrical work in a bathroom or shower room
- Kitchen wiring — even where it is not strictly notifiable in England, kitchen circuits are almost always part of a larger job, so we leave them to a registered electrician
If your job turns out to need any of the above, we will say so and refer you to a registered electrician rather than taking the work on. You are also free to use your own. Either way, insist on the certificate at the end — an Electrical Installation Certificate for a new circuit or consumer unit, or a Minor Electrical Installation Works Certificate for an alteration. You will be asked for it when you sell, remortgage or let the property.
Other Things We Do Not Do as Handyman Work
- Gas work of any kind. That must be carried out by a Gas Safe registered engineer.
- Structural alterations, or anything that needs Building Regulations approval.
- Work involving asbestos. In pre-2000 houses, artex, textured coatings and old floor tiles can contain it, and it needs testing rather than sanding.

Victorian and Edwardian Terraces
Solid brick walls, lath-and-plaster partitions and original timber joinery. Fixings are the recurring issue: a plasterboard plug in a lath-and-plaster wall will fail, and a plastic plug in soft Victorian brick often will too. Sash windows, sticking doors and cracked cornice repairs come up constantly.
1930s Semis in Mill Hill, Edgware and Hendon
Panelled internal doors that have dropped, original picture rails, timber-framed windows, and garages and side gates that need attention. Also a lot of 1980s and 1990s DIY that needs unpicking before the new work goes in.
How We Work
- Send us your list. A list and a few photos by message is faster and more accurate than describing jobs on the phone.
- We tell you the time. An honest estimate of how many hours or which rate band your list needs, before we book anything. If something on your list is outside what we can legally do, we say so at this point, not on the day.
- One visit where possible. We bring materials for the jobs on the list so we are not driving off mid-visit.
- You check the work. We walk through the list with you at the end and mark off what is done.
How We Charge for Handyman Work in North West London
We charge in three bands — by the hour, by the half day or by the full day. We confirm which band your list needs, and the rate for it, before anything is booked.

The price you see is the price you pay — no VAT added on top.
Small electrical jobs are charged at the same hourly, half-day and full-day rates as everything else. Materials are charged separately at cost. If your list is long enough to fill a half or full day, that always works out cheaper than booking hourly. Congestion Charge and ULEZ are not applicable in most of our coverage area, but where a parking permit is needed we will tell you in advance rather than adding it to the invoice afterwards.
There is no separate call-out or travel charge. The hourly rate covers the first hour on site, and travel and parking are inside that rate — nothing is added on top.
Free call-out and assessment — you only pay for the work. Coming out to look at the job and tell you what it needs costs you nothing. The one hour minimum applies only from the moment work begins, so an assessment on its own is never charged.
Frequently Asked Questions
How much does a handyman cost in Barnet?
We charge by the hour with a one hour minimum, or by the half day of four hours or the full day of eight hours. Materials are extra at cost, there is no VAT added on top, and there is no call-out, travel or parking charge. Send us your list and we will confirm the rate before you book. If you have more than about four hours of work, the half or full day is the cheaper option.
Do you charge a call-out fee?
No. Free call-out and assessment — you only pay for the work. There is no travel or parking charge either. Once work begins you pay the hourly, half-day or full-day rate, and the hourly rate carries a one hour minimum. The minimum applies to work, not to the assessment visit.
Can you do several small jobs in one visit?
Yes, and it is the most economical way to use us. Send the full list in advance so we can bring the right materials and give you a realistic time estimate.
Can you change a light fitting or replace a socket?
Yes. Replacing a light fitting on an existing lighting point, and swapping a socket, switch or ceiling rose like for like on an existing circuit, are both non-notifiable under Part P and are jobs we do. Bathrooms and shower rooms are the exception — electrical work there is notifiable and we do not take it on.
What if my job turns out to be notifiable?
We tell you and stop. Installing a new circuit, replacing a consumer unit, and any electrical work in a bathroom or shower room are notifiable under Part P and must be done by an electrician registered with a competent person scheme. Fix Your House is not registered with one, so we refer that work to a registered electrician instead of doing it and hoping nobody asks. You are welcome to use your own electrician.
Do you supply materials?
Yes. We bring standard consumables such as fixings, filler, sealant and screws, and we can pick up specific items on request. Materials are charged at cost and itemised.
Do you work evenings and weekends?
We answer the phone 24/7 and weekend and evening bookings are available. Nights and weekends are charged at the same rate as weekdays — there is no out-of-hours premium. We confirm the rate before any visit.
